Design & Construct
One contract, one point of responsibility, concept through to completion.
What it means
Under a design and construct contract the design and the build sit with the same party. There is no gap for a problem to fall into and nobody to hand it to when it does.
Design is managed alongside construction rather than finished before it starts, which is what lets buildability and cost feed back into the drawings while changing them is still cheap.
